A specialized solution within our House Construction services.

Scope of Work:

Provide comprehensive architectural design and planning services for the [proposed residential building / commercial complex / renovation project] located within Kathmandu Valley. The services shall encompass all phases of design and documentation required to achieve the client's vision, adhere to relevant building codes and regulations (including the Nepal National Building Code), and facilitate construction. The scope includes, but is not limited to:

  • Pre-Design Phase:
    • Client meetings to establish project brief, requirements, budget, and timeline.
    • Detailed site analysis including topography, climate, sun path, existing utilities, and surrounding context.
    • Feasibility studies and preliminary zoning/regulatory checks.
  • Schematic Design (SD) Phase:
    • Development of conceptual design options, including preliminary floor plans, elevations, sections, and 3D massing studies.
    • Presentation of design options for client review and approval.
    • Preliminary material and finishes selection.
  • Design Development (DD) Phase:
    • Refinement of the approved schematic design, incorporating client feedback.
    • Development of detailed floor plans, elevations, sections, and typical details.
    • Coordination with allied consultants (e.g., structural, MEP, landscape, if applicable).
    • Further development of material, finishes, and systems specifications.
  • Construction Documents (CD) Phase:
    • Preparation of comprehensive architectural drawings suitable for tender and construction, including plans, elevations, sections, details, and schedules.
    • Preparation of written specifications outlining materials, quality standards, and workmanship.
    • Assistance with preparation of documents for building permit application as per local municipal requirements in Mahalaxmi, Bagmati Province, Nepal.
  • Assistance During Tender & Award Phase:
    • Responding to contractor queries during the bidding period.
    • Assistance in evaluation of bids (architectural scope).
  • Construction Administration Phase (Optional, specify if included):
    • Periodic site visits to review construction progress and conformance with design intent.
    • Review of contractor's shop drawings and submittals.
    • Issuance of site instructions, clarifications, and change orders related to architectural scope.
    • Attending project meetings.

Deliverables:

  • Detailed project brief.
  • Schematic design drawings and presentations.
  • Design development drawings and material schedules.
  • Comprehensive architectural construction drawings and specifications (hard copy and digital format).
  • Architect's site visit reports (if construction administration is included).

Safety Guidelines:

  • N/A (This item is for design services, not physical construction. However, the resulting designs must incorporate all relevant safety codes and standards for the building itself.)

Additional Notes:

  • This BOQ item covers professional fees for architectural services only. Fees for other consultants (structural, MEP, landscape, etc.) are separate unless explicitly stated otherwise.
  • The scope of construction administration services (if included) should be clearly defined (e.g., number of site visits, specific responsibilities).
  • Any out-of-pocket expenses (e.g., printing of large format drawings, travel beyond a certain radius) should be specified as reimbursable or included in the lump sum.
  • Payment milestones will be tied to the completion and approval of each design phase.
